About Wellen Park

What does the name Wellen Park mean?

Wellen Park’s name is derived from the word “wellen,” which offers a dual meaning: it translates to “waves” in German and “wellness” in Dutch. At Wellen Park, waves and wellness come together in perfect harmony amongst the beautiful waterfronts, from the Gulf of Mexico and the Myakka River to Downtown Wellen’s Grand Lake.

How large is Wellen Park?

Wellen Park covers 11,000 acres, including 7,000 acres of undeveloped land. At full buildout, the community will have 22,000 homes and more than 60,000 residents.

Where is Wellen Park?

Wellen Park is located along Florida’s Gulf Coast, west of I-75. The community is accessible from U.S. 41/Tamiami Trail and River Road. Depending on the location within Wellen Park, it falls within the City of North Port or unincorporated Sarasota County.

What are the districts and neighborhoods?

Wellen Park is master-planned community currently consisting of three “districts” – West Villages, Downtown Wellen, and Playmore. The districts are a way of organizing our growing number of neighborhoods and are simply locational references within Wellen Park. Our neighborhoods are individual residential enclaves, each with their own home designs and amenities.

We offer a variety of home types, including single family and villas, townhomes, and coach homes. Are you a retirement community?

We welcome residents of every age. We have one age-qualified neighborhood, Brightmore. 

Do I need a realtor to purchase a home at Wellen Park?

If you’re interested in purchasing a new construction home, you have the opportunity to work directly with the builder. Homebuyers can also choose to work with a real estate agent who is familiar with Wellen Park. 

Fees

What are the homeowners’ association (HOA) fees?

Each neighborhood in Wellen Park has HOA fees. The amount and what’s covered in the fees varies by neighborhood, so we recommend talking with the homebuilder’s sales team for the most accurate information. The fees typically cover neighborhood amenities, general maintenance of common areas and landscaping.

What is the West Villages Improvement District (WVID)?

West Villages Improvement District is an independent, special taxing district that provides infrastructure, including community development systems, facilities, services projects and improvements to the District. The area governed by the District is approximately 11,000 acres and includes part, but not all, of Wellen Park. WVID is the only improvement district within Wellen Park. Playmore and Downtown Wellen are locational references within WVID, not separate improvement districts. More information about the WVID is available here.

Wellen Park is a next-generation community made up of dynamic districts, friendly neighborhoods, and a vibrant downtown. As a master-planned community, Wellen Park is being intentionally developed to maximize residential living with a robust offering of amenities for residents to enjoy, such as trails, parks, recreation, retail, restaurants, and more. Living in Wellen Park means you can enjoy an approachable, fun-loving experience that’s focused on living well at every stage of life.

What amenities does each neighborhood offer?

Each of our neighborhoods have a variety of amenities for their residents to enjoy from pickleball courts to resort pools, from fitness centers to billiard rooms. What kind of trail network is in Wellen Park?

There will be an extensive trail network to enjoy. There are currently more than 18 miles of trails throughout the community that we continue to add to. A trails and pathways map can be found on our touchscreen or website.

What school district is Wellen Park located within?

Wellen Park students have access to the A-rated Sarasota County School District, as well as a number of additional educational options. You can learn more here

What healthcare options are available?

Wellen Park has a number of healthcare options nearby, including Venice Regional Bayfront Health, Englewood Community Hospital and Sarasota Memorial. View all options here. 

Will there be any golf courses?

Currently, our Boca Royale, Sarasota National, and  Wellen Park Golf and Country Club neighborhoods offer 18-hole championship courses. 

Shopping, Dining & Entertainment

What is Downtown Wellen?

Downtown Wellen is a vibrant mixed-use development that will serve as the premier shopping, dining and entertainment destination for our growing community. It will include an 80-acre activity lake, restaurants, retail shops, concert and festival areas, a food truck park, splash pad and children’s play area. Opening Q4 2022.

What is the Marketplace?

Anchored at U.S. 41 and West Villages Parkway, the Wellen Park Marketplace is a Publix-anchored shopping plaza that includes a complementary mix of restaurants, shops and services.

What is CoolToday Park?

CoolToday Park is the new state-of-the-art spring training complex for the Atlanta Braves and their High-A affiliate, the Florida Fire Frogs of the Florida State League. Other year-round activities hosted by the Braves at the complex include special events, concerts, festivals and more. The community has access to the public plaza and multipurpose fields for events like farmers’ markets, arts shows and other community events.

Visitors can enjoy a bite to eat and a cocktail at their Tiki Bar overlooking the field (Open daily at 11AM)
