We’re a close-knit community full of surprises — the good kind, of course. And we’re always here to answer whatever questions you have or things you might wonder about Wellen Park.
Wellen Park’s name is derived from the word “wellen,” which offers a dual meaning: it translates to “waves” in German and “wellness” in Dutch. At Wellen Park, waves and wellness come together in perfect harmony amongst the beautiful waterfronts, from the Gulf of Mexico and the Myakka River to Downtown Wellen’s Grand Lake.
Wellen Park covers 11,000 acres, including 7,000 acres of undeveloped land. At full buildout, the community will have 22,000 homes and more than 60,000 residents.
Wellen Park is located along Florida’s Gulf Coast, west of I-75. The community is accessible from U.S. 41/Tamiami Trail and River Road. Depending on the location within Wellen Park, it falls within the City of North Port or unincorporated Sarasota County.
Wellen Park is master-planned community currently consisting of three “districts” – West Villages, Downtown Wellen, and Playmore. The districts are a way of organizing our growing number of neighborhoods and are simply locational references within Wellen Park. Our neighborhoods are individual residential enclaves, each with their own home designs and amenities.
Currently, the following builders are developing new construction neighborhoods in Wellen Park. We continue to add builders as we develop new neighborhoods.
We also have rental options and senior living.
We offer a variety of new construction homes for sale in Venice, including single-family homes, paired villas, and condominiums. Rental options within Wellen Park include single-family homes for rent as well as apartments (with dedicated 55+ apartments coming soon!). Senior living is also available.

We welcome residents of every age and life stage! Most of our neighborhoods do not have age-restrictions, with the exception of Brightmore by Mattamy Homes, a 55+ new home community.
If you’re interested in purchasing a new construction home, you have the opportunity to work directly with the builder. Homebuyers can also choose to work with a real estate agent who is familiar with Wellen Park.
Each neighborhood in Wellen Park has HOA fees. The amount and what’s covered in the fees varies by neighborhood, so we recommend talking with the homebuilder’s sales team for the most accurate information. The fees typically cover neighborhood amenities, general maintenance of common areas and landscaping.
West Villages Improvement District is an independent, special taxing district that provides infrastructure, including community development systems, facilities, services projects and improvements to the District. The area governed by the District is approximately 11,000 acres and includes part, but not all, of Wellen Park. WVID is the only improvement district within Wellen Park. Playmore and Downtown Wellen are locational references, not improvement districts. More information about the WVID is available here.

As a master-planned community, Wellen Park is being intentionally developed to maximize residential living with a robust offering of amenities for residents to enjoy, such as trails, parks, recreation, retail, restaurants, and more. There will be an extensive trail network to enjoy. There are currently more than 18 miles of trails throughout the community that we continue to add to. A trails and pathways map can be found here.
Wellen Park students have access to the A-rated Sarasota County School District, as well as a number of additional educational options.
Wellen Park has a number of healthcare options nearby, including HCA Florida Englewood Hospital and Sarasota Memorial Hospital.
Currently, our Boca Royale and Wellen Park Golf & Country Club neighborhoods offer 18-hole championship courses.
Downtown Wellen is a vibrant mixed-use development that will serve as the premier shopping, dining and entertainment destination for our growing community. Phase One is now open, including an 80-acre activity lake, restaurants, retail shops, concert and festival areas, a food truck park, splash pad and children’s play area.
Anchored at U.S. 41 and West Villages Parkway, the Wellen Park Marketplace is a Publix-anchored shopping plaza that includes a complementary mix of restaurants, shops, and services. View all tenants here.
CoolToday Park is the new state-of-the-art spring training complex for the Atlanta Braves and their High-A affiliate, the Florida Fire Frogs of the Florida State League. Other year-round activities hosted by the Braves at the complex include special events, concerts, festivals and more. Visitors can enjoy a bite to eat and a cocktail at their Tiki Bar overlooking the field (Non-Gamedays: 9:00 am-3:00 pm).
