VENICE, Fla. (Dec. 13, 2022) – Three designer-decorated model homes by luxury Sarasota builder Sam Rodgers Homes are now open in Gran Place, an intimate enclave in the Playmore District at Wellen Park, one of the top-selling communities in the United States.
The models highlight Gran Place’s six semi-custom single-family floor plans offering 2,222 to 3,127 square feet of air-conditioned living space, three and four bedrooms, up to three full bathrooms, and three-car garages. The models also showcase flexible options for poolside cabanas, additional bedrooms, dens, offices and retreats and an array of possibilities for enhanced alfresco living with outdoor kitchens, fireplaces, pools and spas. Gran Place features a choice of architectural styles, including coastal, Florida and West Indies elevations.
Nestled within 63 acres of nature preserves, lakes and wildlife habitat, the gated neighborhood offers just 42 luxury homes built on 21 acres. Homes in Gran Place are priced from the $800,000s to over $1 million.
The Edgewater model imparts vintage glam design with light beige, soft gray, aqua and buttery yellow backgrounds underscored by rich navy and ebony. Glimmers of champagne gold and metallics add a touch of bling throughout its 2,872 square feet of living space while custom trim wall treatments, decorative tray ceilings, wallcoverings, tweedy fabrics, and touches of faux fur introduce texture.
Home to Gran Place’s sales center, the three-bedroom, three-bath Edgewater features a private retreat, bonus room, 12-by-24-inch Carrara marble porcelain tile flooring and quartz countertops throughout. A tiled wall backsplash with a floral motif and a Dura Supreme wood hood above the induction cooktop create a custom look in the gourmet kitchen, which has a generously sized island including a sink and breakfast bar, a large walk-in pantry and a sunny cafe tucked into a corner of sliding glass doors.
The Edgewater’s open-concept floor plan and emphasis on indoor-outdoor living is introduced in the foyer and adjoining dining room which flow breezily across an elegant gallery to the grand living room, kitchen and cafe then to two inviting lanais, one featuring a cabana with a fireplace, full outdoor kitchen, a half bath and storage room.
“The poolside cabana is a popular option with our homebuyers,” said Sam Rodgers, president of the eponymous homebuilding company. “It creates a unique space to entertain, spend time with family and enhances Florida’s outdoor lifestyle.”
The model’s spacious master suite overlooks outdoor living spaces and features a glamorous palette of soft neutral tans, ceruse wood-inspired wallcovering in a herringbone pattern, and shimmers of champagne in accents and embroidered draperies. The room also has an oversized walk-in closet, dual vanities, a linen closet and a shower in the private bathroom.
Edgewater’s two guest bedrooms offer walk-in closets and feature shades of soft aqua, ivory white, champagne and terracotta introduced in upholstered headboards, wallcoverings, bedding and accent pillows. The floor plan provides numerous options for buyers to personalize their home, including a private office instead of the formal dining room, an additional bedroom or an in-law suite with a sitting area, morning kitchen and separate bedroom.
The three-bedroom, three-bath Destin model in Gran Place features modern farmhouse interior design rendered in muted shades of black, gray, ivory, sepia and earthy browns with rich textures in fabrics, furnishings and finishes. Wood-like porcelain tile floors in 6-by-24-inch planks complement the open-concept floor plan between living room, kitchen and dining and a large wraparound lanai.
The Destin, with nearly 2,700 square feet of living space, offers a den and showcases the plan’s versatility with an option to include a bonus room and full bathroom. The guest suite’s sophisticated palette of soft gray and ivory backgrounds boasts bold black undertones in the upholstery, bedding, herringbone pattern wallpaper on an accent wall and painted trim accents.
The model features custom wall trim and ceiling details, quartz countertops throughout and an elegant reinterpretation of rustic farmhouse design in the living room with glossy pebbled leather, boucle fabrics and a wood clad ceiling. The adjoining kitchen features a custom wood hood, a freestanding island and a walk-in pantry.
The Destin’s den plays off Gran Place’s proximity to CoolToday Park, the spring training stadium of the Atlanta Braves, with a baseball theme and handsome design of dark gray walls with windowpane and suede pillows on the sectional sofa. Wallcoverings in the laundry room lend a touch of whimsy with a beret-wearing French bulldog.
Situated in a private wing, the master suite features tones of charcoal gray, ivory and white and has two walk-in closets, as well as a well-appointed bathroom with dual vanities, a shower and soaking tub positioned in front of a box bay window.
Featuring 2,500 square feet of living space, Gran Place’s Acadia model translates the floor plan’s generously sized bonus room into a fourth bedroom with a third full bathroom, a walk-in closet and private access to the lanai. Luxurious interior design, upscale finishes, tray ceilings and a dedicated dining room adjoining the kitchen and great room elevate entertaining while the great room’s full wall of sliding glass heightens the interplay between indoor and outdoor gathering spaces.
The kitchen’s large island incorporates a sizeable sink and a bar for guests and families for interacting with the home’s chef who will appreciate ample counterspace and a walk-in pantry. The Acadia also has a powder room and two bedrooms with a full bath just off the foyer.
The model’s spacious master suite overlooks the lanai through a signature door system and provides convenience by connecting the oversized walk-in closet to the laundry room. The master bathroom offers dual vanities and a large walk-in glass enclosed shower.
“Homebuyers in Gran Place are impressed with the level of detail and design in our models, the volume ceilings, and the flexibility and customizations in our floor plans,” said Rodgers. “They love the size of the homesites for large pools and enhanced outdoor living.”
Gran Place follows Sam Rodgers Homes’ success in the sold-out neighborhood of Gran Paradiso. A local family-owned homebuilder, Sam Rodgers has built over 5,000 luxury homes in Florida spanning more than 50 years.
Playmore, one of three distinct districts in Wellen Park, offers twin and paired villas, condominiums and single-family homes in eight neighborhoods. Dozens of move-in ready and quick move-in homes featuring professionally curated design and style options are available, saving homebuyers considerable time in the building process. Playmore is convenient to Downtown Wellen, the region’s must-visit central gathering hub for shopping, dining, entertainment and outdoor recreation, as well as CoolToday Park.
Located off U.S. 41 just west of South River Road, the pedestrian-friendly downtown features an array of restaurants, retail stores and other businesses. Downtown’s playful outdoor environment, The Yard offers a dining area, games and activities, and ultra-casual food and beverage choices served counter style from retrofitted shipping containers.
The 80-acre Grand Lake creates a scenic backdrop throughout Downtown Wellen and offers a floating dock and recreational activities, including fishing, kayaking and paddleboarding with rentals available at Kind Vibes Outfitters. The outfitter will also rent bicycles and e-bikes for exploring the 2.8-mile walking, cycling and jogging trail circling the lake.
Emphasizing connections to nature and community, Downtown Wellen offers unique outdoor experiences in thoughtfully designed spaces – from intimate parks and an al fresco living room shaded by decades-old relocated live oak trees to larger locales like the Great Lawn for community festivals, markets, celebrations and events and the lakefront fountain and splashpad, complete with whirling waterjets. Solis Hall, an elegant rental venue, features an outdoor stage, a lakefront patio and an easy flow from inside spaces to neighboring alfresco destinations.
Consistently ranked among the U.S.’s top-selling communities annually by prominent real estate consulting firm RCLCO, Wellen Park’s expanding residential choices include single-family homes in picturesque neighborhoods, a bundled golf and country club community, paired villas, coach homes and condominiums, one- to three-bedroom apartments and rental homes, a rental apartment community for active adults 55 and older, and world-class independent, assisted living and memory care. The community currently has approximately 9,500 residents, and at full buildout will have more than 50,000 residents and 22,500 homes within its three distinct districts: West Villages, Downtown Wellen and Playmore.
