Fully leased Downtown Wellen announces addition of Agility Physical Therapy

VENICE, Fla. (Sept. 8, 2022) – Wellen Park welcomes Agility Physical Therapy to the eclectic mix of retailers, restaurants and healthcare providers coming to Downtown Wellen, the region’s must-visit dining, social and entertainment destination. The outpatient rehabilitation office is the third location for owners Alan and Alicia Dalton.

“We love the idea of Downtown Wellen and its emphasis on wellness and being pedestrian-friendly,” said Alan Dalton, a board-certified specialist in orthopedic physical therapy. “As a local family-owned business we look forward to being part of this growing community.”

With a focus on unique outdoor gathering spots, recreation and the 80-acre Grand Lake, the first phase of Downtown Wellen is fully leased and well under construction, with several businesses planning soft openings in the first quarter of 2023, with the grand opening in March 2023. Located off U.S. 41 just west of South River Road in Wellen Park, Downtown Wellen offers shopping, restaurants, beauty and professional services in a picturesque setting of public community green spaces, a large event lawn, parks, playgrounds, promenades and more.

“Providing options for on-site healthcare is an important part of our vision for Downtown Wellen and the entire community,” said Rick Severance, president of Wellen Park. “We are excited Agility Physical Therapy chose to expand with us. Every business is contributing to the future success and dynamic ambiance of this special place, and the community is eagerly waiting every new tenant opening.”

Dalton said Agility Physical Therapy will occupy a second story office in Downtown Wellen. The space is approximately 1,275 square feet and it will offer private treatment rooms and an open main treatment area with multiple treatment tables.

“Patients enjoy interacting and talking to each other,” said Dalton. “Our therapists like to keep the mood fun and light.”

Using the newest scientifically supported treatments to manage and reduce pain, improve flexibility and range of motion for all areas of the body, the physical therapy team works with post-surgical patients, those having balance and gait issues, neuromuscular and musculoskeletal conditions, sports and workplace injuries and neurological conditions like Parkinson’s disease. Agility also offers golf-focused therapy and strength training provided by a former golf teacher.

“Golf is a very popular goal for many of our patients,” said Dalton. “They want to get back on the golf course.”

In addition to Agility Physical Therapy, healthcare providers Florida Lakes Vein Center, Florida Lakes Spa and Dr. Jeffrey Seymour Smiles Orthodontics are also coming to Downtown Wellen.

Creating a scenic backdrop throughout Downtown Wellen, the 80-acre Grand Lake offers a floating dock and recreational activities, including fishing, kayaking and paddleboarding with rentals available at Kind Vibes Outfitters. The outfitter will also rent bicycles and e-bikes for exploring the 2.8-mile walking, cycling and jogging trail circling the lake.

Diners will discover a variety of cuisine – from new American and fusion at The Banyan House, downtown’s flagship waterfront restaurant, and coastal Italian at Mirabella’s to pizza and tavern fare at Oak & Stone Craft Beer & Artisan Pizza, steak and small plates at Villani & Co. Steak Seafood Raw Bar, and super-premium ice cream at Bright Ice. The Banyan House is also the exclusive caterer for Solis Hall, Downtown Wellen’s lakefront community space and event venue for weddings, parties, concerts, anniversaries and community celebrations.

For those looking for a relaxed and playful environment, The Yard offers ultra-casual food and beverages served counter-style from retrofitted shipping containers, an outdoor seating area and activity center. The Yard’s eateries will feature gourmet ballpark favorites from Atlanta Braves-affiliated Pop Dawgs, Greek specialties at Agapi and New England-style seafood at Claw & Co.

Downtown Wellen will welcome Breakwater Home Fashions, Paint Nail Bar, Naples Soap Company, Dana Tyler Jewelry & Fashion, Kind Vibes Outfitters and Capstan Financial Consulting Group.

Consistently ranked among the U.S.’s top-selling communities annually by prominent real estate consulting firm RCLCO, Wellen Park offers a mix of single-family and multifamily residential, commercial and recreational options. The community currently has approximately 9,500 residents, and at full buildout will have more than 50,000 residents and 22,500 homes within its three distinct districts: West Villages, Downtown Wellen and Playmore.

Wellen Park’s expanding residential choices include single-family homes in picturesque neighborhoods, a bundled golf and country club community, paired villas, coach homes and condominiums, one- to three-bedroom apartments in Downtown Wellen, single-family rental homes, a rental apartment community for active adults 55 and older, and world-class independent, assisted living and memory care also downtown.
