Spa and vein center and orthodontist practice announced for Downtown Wellen

VENICE, Fla. (July 5, 2022) – Downtown Wellen will have an enhanced focus on health and wellness with two new medical offices. Florida Lakes Vein Center, Florida Lakes Spa and Dr. Jeffrey Seymour Smiles Orthodontics are the newest tenants announced for Downtown Wellen, the vibrant central hub and gathering place for Wellen Park and the region.

“Florida Lakes and Dr. Seymour add another layer of convenience and accessibility Downtown Wellen is introducing to the greater community,” said Rick Severance, president of Wellen Park. “People are thrilled that dining, entertainment, shopping and engaging social events will soon be available closer to home. We’re pleased to also offer specialized medical offices as part of the mix.”

Dr. T.C. Lackey II, a general surgeon and vein specialist, is opening the second office of Florida Lakes Vein Center and Florida Lakes Spa in Downtown Wellen. Equipped with state-of-the-art diagnostic tools and technology, the center provides minimally invasive treatments for leg pain caused by varicose veins, spider veins and other underlying conditions. Most procedures are covered by medical insurance and have no recovery downtime.

“I felt now was the right time and the right opportunity to jump into Downtown Wellen,” said Lackey. “Our Venice practice has been very successful, and this is an extension of it. We’re bringing state-of-the art technology and the most advanced treatments in vein care to Wellen Park.”

Florida’s top vein disease provider in 2019, Lackey also has the only VenaSeal teaching facility in Central Florida. He founded Florida Lakes Surgical in Sebring nearly 20 years ago, later expanding the practice with independent vein centers and opening Florida Lakes Spa in Sebring in 2021

The Downtown Wellen Florida Lakes Spa occupies most of Florida Lakes’ 5,000 square feet. It will offer aesthetic and wellness services, including facials, massage therapy, peels, Botox and fillers, Diamond-Glow dermabrasion facials, and body rejuvenation. The spa will also feature body contouring with Emsculpt Neo, a non-invasive procedure designed to eliminate fat while building muscle.

“I’ve tried it and it works,” said Lackey. “It’s the equivalent of doing 30,000 sit-ups in 30 minutes. It’s great for the elderly population who want to play golf again and get their lifestyle back.”

The Florida Lakes Spa has eight treatment rooms, skincare products for purchase and a large balcony for parties, demonstrations and events.

Osprey-based orthodontist Dr. Jeffrey Seymour discovered Downtown Wellen while getting acquainted with his new hometown. “I started driving around and Wellen Park really stood out,” Seymour said. “It was very appealing for a brand-new facility and location.”

The second office doubles the size of his current practice with five chairs in an open bay, two private treatment rooms and the latest technology, including a 3D printer and a high-resolution digital scanner which captures detailed images and eliminates the need for dental impressions. Seymour offers the full range of orthodontics – from metal and ceramic braces to clear aligners – for children and adults as well as teeth whitening.

“The whole office is tailored to kids,” said Seymour. “It’s a friendly, open environment that’s not intimidating at all. People come to us because of our customer service and highly skilled staff who make the experience fun. I’m looking forward to being part of the Wellen Park community and taking part in events.”

With second-floor locations, Florida Lakes Vein Center, Florida Lakes Spa and Dr. Seymour Smiles Orthodontics feature windows and terraces overlooking Downtown Wellen. The offices are expected to open in early January 2023.

The first phase of Downtown Wellen is under construction with businesses expected to begin opening by the end of 2022. The pedestrian-friendly mixed-use destination is 90% leased and offers restaurants, retail shops, medical offices, beauty and professional services, public community spaces and outdoor recreational opportunities.

The 80-acre Grand Lake creates a scenic backdrop for Downtown Wellen’s businesses, parks and outdoor spaces and offers a floating dock and recreational activities, including fishing, kayaking and paddleboarding with rentals available at Kind Vibes Outfitters. Adventures abound along the 2.8-mile walking, cycling and jogging trail circling the lake, passing wetlands and sandy benches with observation areas, benches and a connection to the community’s extensive trail system. Bicycle and e-bike rentals are available at the outfitter.

Diners will discover a variety of cuisine – from new American and Italian, steak and seafood to super-premium ice cream, pizza and tavern fare. Restaurants include the flagship The Banyan House nestled along Grand Lake, Mirabella’s Italian Coastal Cuisine, Oak & Stone Craft Beer & Artisan Pizza, Villani & Co. Steak Seafood Raw Bar and Bright Ice. The Banyan House is also the exclusive caterer at Solis Hall, Downtown Wellen’s lakefront event venue for weddings, parties, community celebrations, anniversaries and other events. The Yard, a collection of shipping containers retrofitted as food kiosks, expands casual food and beverage options with counter service, an outdoor seating area and activity center.

Also coming to Downtown Wellen are Breakwater Home Fashions, Naples Soap Company, Paint Nail Bar and Capstan Financial Consulting Group.

Designed for connections to nature and community, Downtown Wellen also offers a hammock grove and a lounge area underneath a nearly century-old heritage oak tree, a fountain and splashpad, a unique playground blending into its natural surroundings, and the Great Lawn for community festivals, markets, celebrations, picnics and playtime.

“Countdown to Downtown,” a monthslong series of special events and pop-up experiences celebrating Downtown Wellen, continues through the summer.

Consistently ranked among the U.S.’s top five fastest-selling master planned communities annually by prominent real estate consulting firm RCLCO, Wellen Park offers a mix of residential, commercial and recreational options. The community currently has approximately 9,500 residents, and at full build-out will have more than 50,000 residents and 22,500 homes within its three distinct districts: West Villages, Downtown Wellen and Playmore.
