VENICE, Fla. (March 1, 2022) – Kind Vibes Outfitters joins a growing number of businesses and restaurants coming to Downtown Wellen Park, the central hub and gathering destination for Wellen Park, the master planned community. Offering kayak, paddleboard, bicycle and e-bike rentals, Kind Vibes Outfitters will be located in a statement-making building of glass, wood and corrugated shipping containers adjacent to downtown’s 80-acre Grand Lake and floating dock.
“We are pleased to welcome Kind Vibes Outfitters, another locally owned company, to Downtown Wellen,” said Rick Severance, president of Wellen Park. “It complements the community’s focus on health, wellness, nature and spending time outdoors.”
Kind Vibes Outfitters is operated by Jamie Albano and business partner Ryan Lane, who own nearby Venice Outdoor Sports and discovered the outfitters opportunity during a visit at Wellen Park.
“Wellen Park represents a young, energetic and inclusive lifestyle with restaurants, sports and recreation,” said Albano. “It’s exactly where we want to be.”
Kind Vibes Outfitters is expected to open during the fourth quarter of 2022 with the completion of Downtown Wellen’s first phase. It will offer single and tandem paddle- and pedal-powered kayaks, paddleboards, bicycles, e-bikes, trikes and scooters. Albano is also exploring other rental options to offer at Kind Vibes Outfitters and plans to offer paddleboard yoga, guided sunset tours with certified Florida naturalists, and e-bike, kayak and paddleboard tournaments.
“We want people to have fun and enjoy being outside,” he said.
People will be able to take equipment offsite to explore nearby biking tails and blueways. Wellen Park residents will enjoy white-glove service with rentals delivered right to their door or preferred launch location.

In addition to Kind Vibes Outfitters, Downtown Wellen will offer restaurants Mirabella’s Italian Coastal Cuisine, Oak & Stone, Villani & Co. and Bright Ice. Additional tenants and restaurants will be announced soon, including the premier lakefront restaurant. Other amenities include an events lawn, food kiosk area, and a 2.8-mile biking, hiking and running trail circling the lake.
Designed as the vibrant gathering place for both the community and larger region, Downtown Wellen features pedestrian-friendly streets, public community spaces and Solis Hall, a venue for concerts, events, community gatherings, weddings and celebrations. Nature-inspired features like a children’s playground blending into its surroundings and a hammock grove with a lounge area under a nearly 100-year-old heritage oak tree connect visitors with the outdoors and provide spots for rest and relaxation.
Wellen Park has been named the No. 6 top-selling master-planned community in the U.S. for 2021 by prominent real estate consulting firm RCLCO. Wellen Park offers a vibrant mix of residential, commercial and recreational options in three districts: West Villages, Downtown Wellen and Playmore. The community currently has approximately 9,000 residents and at full build-out will have more than 50,000 residents and 22,500 homes.
The community’s brand and vision are rooted in wellness. Wellen Park’s wellness focus is holistic and practical, designed to give residents greater opportunities to connect with one another, take care of themselves and encourage a healthy and active lifestyle, all within an inclusive, genuine community vibe.
