Wellen Park introduces single-family rental homes with Stillwell at Wellen Park by Coastal Ridge Real Estate

VENICE, Fla. (Feb. 14, 2022) – Wellen Park continues to expand its residential opportunities with the introduction of Stillwell, a new gated rental neighborhood breaking ground in the Playmore District. Under development by Coastal Ridge Real Estate and equity partner Halstatt Real Estate Partners, Stillwell will offer 274 single-family homes built for rent. Wellen Park’s first rental neighborhood will offer one-, two- and three-bedroom homes, ranging from 712 to 1,275 square feet under air, with a private backyard and patio. Residents will also enjoy an active lifestyle at Stillwell that focuses on health, wellness and community with a clubhouse, resort-inspired zero-entry pool, fitness center, and indoor and outdoor recreational amenities.

Coastal Ridge broke ground on the neighborhood in early February. Leasing will begin late 2022 with the first homes expected to be completed by early 2023.

“We’re committed to providing a variety of residential options in Wellen Park,” said Rick Severance, president of Wellen Park. “There’s a growing demand for rental properties, especially build-to-rent single-family homes, and Stillwell meets that need while also providing outstanding architecture, an incredible lifestyle and amenities that fits right in with the Wellen Park way of life.”

Created by Ohio-based Coastal Ridge Real Estate with equity partner Halstatt Real Estate Partners of Naples, Stillwell offers four different types of homes, with both single- and two-story options. Designed by Charlan Brock Architects of Maitland, Fla., the rentals feature smart home technology, open-concept floor plans blending the great room and kitchen, and modern finishes like solid surface countertops, tile backsplashes and wide-plank luxury vinyl tile flooring resembling woods. Kitchens will offer islands and stainless-steel Energy Star appliances. Garages are also available to rent.

“Our residents are looking for much more than solid surface countertops and stainless-steel appliances. They want the feeling of living in a single-family home while having the flexibility and hassle-free lifestyle that renting provides,” said Andy Lallathin, Managing Partner at Coastal Ridge. “Stillwell has been carefully crafted and developed to provide the same privacy and outdoor space that comes with homeownership, without committing to a mortgage or maintenance. It’s what we consider to be ‘sanctuary without strings.’”

Planned for 28 acres with parks, open spaces, a walking track and dog park, Stillwell is designed as a sociable community offering destinations to gather with friends and neighbors. At its heart is the 5,000-square-foot clubhouse featuring onsite property management, fitness and business centers, a club lounge, community kitchen, game room and coffee and juice bar. Outdoor amenities include an event lawn, bocce court, firepits and grills with seating areas.

“We’re excited to be part of Wellen Park,” said Lallathin. “Everything about the community is so appealing – from the master plan, the downtown and Atlanta Braves spring training. We understand the vision of the community and know this is a match made in heaven.”

Consistently ranked among the U.S.’s top fastest-selling master planned communities annually by prominent real estate consulting firm RCLCO, Wellen Park offers a mix of residential, commercial and recreational options. The community currently has approximately 9,000 residents, and at full build-out will have more than 50,000 residents and 22,500 homes within its three distinct districts: West Villages, Downtown Wellen and Playmore.

The first phase of Downtown Wellen Park is now under construction with completion anticipated for the fourth quarter of 2022. Designed as the vibrant gathering place for both the community and larger region, Downtown Wellen Park features an 80-acre Grand Lake, retail shops, waterfront dining, pedestrian-friendly streets and public community spaces. It will also have a permanent food truck park, event lawn and Solis Hall, a venue for concerts, events and other community gatherings.

Nature-inspired features like a children’s playground and a hammock grove with lounge area under the canopy of a century-old heritage oak tree blend into their surroundings, connecting visitors with the outdoors and proving spots for rest and relaxation. A 2.8-mile trail circles the lake, creating opportunities for biking, walking and running. The future lakefront also has an outfitter offering kayak and paddleboard rentals from a floating dock.

The community’s brand and vision are rooted in wellness. Wellen Park’s wellness focus is holistic and practical, designed to give residents greater opportunities to connect with one another, take care of themselves and encourage a healthy and active lifestyle, all within an inclusive, genuine community vibe.
