Wellen Park’s Playmore District neighborhoods offer a variety of quick move-in homes

VENICE, Fla. (Aug. 23, 2022) – New-home construction has been moving along this summer in Wellen Park’s Playmore District, where quick-delivery homes save considerable time on the building process and feature the advantage of professionally curated design and style options, allowing the buyer to move into their new home ahead of the winter season. Catering to an array of lifestyles – from the ease of low-maintenance paired villas to larger single-family homes – Playmore’s eight distinct neighborhoods offer a variety of price points and floor plans from 1,400 to over 3,350 square feet of air-conditioned living space.

“We currently have over 50 quick move-in homes throughout Wellen Park – although that changes on a daily basis,” said Rick Severance, president of Wellen Park. “Our builders have made a concerted effort to increase inventory and meet the demand from homebuyers who want to enjoy the social, friendly lifestyle of our community as soon as possible. Buyers are also excited by the new model homes now open and construction of the first phase of Downtown Wellen, scheduled for completion at the end of the year.”

Playmore’s convenient location places neighborhoods within walking distance of shopping, dining and entertainment in Downtown Wellen, as well as CoolToday Park, the spring training home of the World Champion Atlanta Braves. Wellen Park’s growing network of biking, hiking and pedestrian trails links the district to community parks, outdoor recreation and amenities. Quick delivery homes are priced from the $400’s to over $1 million and several builders are offering limited-time savings on select homes.  

Home sales launched last fall in Playmore, which includes the newest section of Boca Royale, a well-established semi-private golf and country club community just minutes from Manasota Key Beach. Sarasota-based Neal Communities currently offers quick move-in paired villas and single-family homes within Boca Royale’s 1,000-acre setting of mature moss-draped live oaks, sparkling lakes, nature preserves and 18 holes of championship golf. Resort amenities enhance the community’s social and active lifestyle with three dining venues, a tiki hut, tennis and pickleball courts, a fitness center, swimming and lap pools, spa services, bocce and croquet.

Neal Communities is also building Playmore’s Avelina and Wysteria neighborhoods, both with quick move-in homes. The gated, maintenance-assisted Avelina features 96 single-family homes with five available floor plans in British West Indies- and Coastal-style architecture and a small park for connecting with nature. Its just-announced Wysteria offers 89 single-family homes with four available floor plans, 64 paired villas and maintenance assistance. As the prime get-to-know-your-neighbors social spot, Wysteria’s planned private amenity center will have a resort-style pool, spa, open-air covered cabana lanai, two pickleball courts and a park.

Mattamy Homes recently debuted decorated models highlighting six of the 13 floor plans in Sunstone, a gated community of low maintenance attached villas and single-family homes. The builder’s QuickStart program provides earlier move-in opportunities and personalization of interior finishes and upgrades depending on the stage of construction. Sunstone’s private resort-style amenity campus, expected to open in spring 2023, will include a beach-entry pool with lap lanes, a spa, clubhouse with a fitness center, pickleball and bocce courts, and play parks for both children and dogs.

Mattamy Homes is offering special incentives toward closing costs or financing programs.

The intimate Gran Place by Southwest Florida builder Sam Rodgers Homes has several quick move-in homes with a trio of model homes opening in early fall 2022. Only a third of the 63-acre neighborhood is being developed, providing lake and preserve views for most of its 42 semi-custom single-family homes. The models illustrate the three- and four-bedroom home designs, all with three-car garages and plan-specific features like bonus rooms and options for poolside cabanas with outdoor kitchens and fireplaces.

National luxury homebuilder Toll Brothers is also finalizing construction of the four homes in the model park at Solstice, its introductory neighborhood in Wellen Park. Sales are open for Solstice, which offers 270 attached villas and one- and two-story single-family homes and 16 different floor plans, some offering up to six bedrooms. A future amenity center will feature a resort-style swimming pool with lap lanes, tennis and pickleball courts, a fitness center, tot lot, social hall, and yoga and event lawns.

National homebuilder Lennar recently broke ground on four models at the Wellen Park Golf & Country Club, a bundled golf community planned for 1,300 single-family and multifamily residences. The models are expected to open in early 2023 along with the 18-hole Gordon Lewis-designed golf course, pro shop and practice area. Lennar is actively selling single-family homes represented in eight executive and estate home floor plans, some that are quick move-in for buyers to begin living in by early 2023.

The neighborhood’s extensive resort amenity complex caters to both active and leisurely lifestyles with tennis, pickleball and bocce courts, restaurants, a tropical lagoon pool with lap lanes, fitness center, spa and salon services, a dog park and a grand clubhouse with a grill, formal dining room and multiple gathering areas.

Wellen Park also offers quick-delivery homes in the West Villages District, close to Downtown Wellen and the Publix-anchored Marketplace shopping plaza. Options include paired villas and single-family homes in Mattamy Homes’ Renaissance neighborhood, single-family residences by Lennar in Tortuga, and villas and single-family homes in Grand Palm by Neal Communities.
